Phat Dat IP constantly expands its investment in Dong Thap
Following the Dung Quat Industrial Township project (Quang Ngai), Phat Dat Industrial Park Investment and Development JSC (PDI) continuously expands its investment into industrial park projects in Cao Lanh District, Dong Thap Province, mapping a total area of 2,000 hectares by 2030.
Dong Thap Province and its available advantages
In recent years, Dong Thap’s Provincial Competitiveness Index (PCI) has consistently ranked among the top provinces. This demonstrates the province’s effectiveness in establishing an open and advantageous business and investment environment, resulting in a positive and appealing Dong Thap image among enterprises and investors.
In January 2022, Trung Luong – My Thuan Expressway was opened, resulting in the shortened 2-hour commute from Ho Chi Minh City to Cao Lanh. Besides, the Prime Minister has approved the Lo Te – My An – Cao Lanh Expressway investment, enabling a shorter travel time of only 1.5 hours from Kien Giang to Dong Thap. Additionally, included in the 2021-2025 expressway network development plan, An Huu – Cao Lanh Expressway will link the eastern Saigon – Ca Mau Expressway and the western Saigon – Kien Giang Expressway, creating convenient transport connections for the Mekong Delta and Dong Thap in particular.
In addition, Dong Thap is currently the country’s largest manufacturer in terms of rice, brackish-water shrimp, pangasius, and fruit, with 24.51 million tons of rice, or 56% of the country’s total output, 671,700 tons of shrimp, or 83. 51%; 1.41 million tons of pangasius, or 98% and 4.3 million tons of fruit, or 60%. It is home to many world-famous agricultural products such as the ST25 rice, mango, longan, guava, jackfruit, etc.
Dong Thap has a lot of potential to become a processing hub for the agricultural value chain because of its strategic location between the southern major economic zone and the Mekong Delta, the central location of the agro-fishery raw material area, and rich labor resources. Dong Thap is central to the Mekong Delta, and Cao Lanh lies at the “heart of the Mekong Delta.”
Grasping these advantages and making use of project development capacities, PDI has taken its action course and officially obtained approval of Dong Thap’s Provincial People’s Committee on 16/02/2022. Accordingly, Phat Dat Industrial Park Investment and Development JSC will conduct research on three industrial parks (IPs) in Cao Lanh, including Cao Lanh IP, Cao Lanh II IP, and Cao Lanh III IP, with a total area of 2,000 ha and a total investment of VND 14,726 billion. The first 1,000 hectares will be implemented in phase 1 from 2021 to 2025, and the remaining 1,000 hectares will be in Phase 2 from 2026 to 2030.

These IPs are located in favorable locations. In particular, Cao Lanh IP & Cao Lanh II IP, are located not only near the My An – Cao Lanh Expressway, but also along the An Huu – Cao Lanh Expressway on one side and National Route 30 on the other with several road connections.. Meanwhile, Cao Lanh III IP, adjacent to the Tien River, connects Cambodia – Mekong Delta – HCMC – Vung Tau via waterways, drawing trade as well as domestic and global investment.
Phat Dat pursues a new industrial park model
Agricultural, forestry, and fishing exports performed miraculously during the pandemic. According to the Ministry of Agriculture and Rural Development, in the first 11 months of 2021, the total import-export turnover of agricultural, forestry, and fishery products reached $82.67, up 24.7% YoY. Exports were anticipated to be almost $43.48 billion, up 14.2 percent year on year; the entire industry reached a new high of $47 billion. When it contributes a major share of the overall industry’s export structure, the agro-forestry-aquatic product processing business is regarded a strength of the Mekong Delta region. This indicates that enterprises in this area will expand and grow in the near future.
As in the planning, Cao Lanh IPs are geared toward the intensive and symbiotic industrial zone model, which embraces sustainable development while adapting to climate change and adds value to agricultural goods via the agricultural value chain. Specifically, Cao Lanh IZ, Cao Lanh II IZ, and Cao Lanh III IZ aim to reuse undischarged agricultural waste for livestock, generate solar power on the factory roofs, and implement energy-saving lighting systems for traffic, internal buildings, and factories. In addition, Cao Lanh IPs will provide locals with jobs and income, make great contributions to the state budget, develop urban areas, and offer adequate services, satisfying the need to combine development and modernization with green spaces for the whole industry in Dong Thap Province.
Phat Dat promotes industrial real estate development, following its multi-industry strategy
Phat Dat entered the industrial real estate industry with a project to provide logistical services at the crucial Cai Mep International Terminal (Ba Ria – Vung Tau), catering to the urgent demands of diverse industries throughout the southern key economic zone. The Phat Dat – Dung Quat Industrial Township, which spans 1,152 hectares in Dung Quat (Quang Ngai) is the next project. With the addition of Cao Lanh IP projects to its portfolio, Phat Dat Industrial Park Investment and Development JSC now has a total industrial area of over 3,000 hectares spread across important locations with numerous competitive advantages.
Phat Dat Group intends to create these projects, which are modeled after industrial townships, in order to bring about synchronization with modern economic development and attract investments. As a result, these IPs will cover the entire process, from research and development through support services, production/cultivation, processing, storage, and distribution.
